According to the folks at Zippia, a web-site devoted to careers, several cities in East Boulder County are among the Colorado’s smartest, which makes for one more reason why we love living here.

Zippia ranked Colorado’s 79 largest cities with a formula using data on adults with at least a high school degree and the percentage of high school dropouts.  They share this data with companies who value intelligent communities to locate their operations.

Its Competitive Out There – Hire a Good LOCAL Agent

HIre a good local agent who knows the difference between Louisville and SuperiorYou’ve heard of the 80/20 rule, right?  Well it works in real estate too.

In Boulder County 80% of the real estate business is done by 20% of the agents.  These agents are the ones with the most experience in the local market and have solid relationships with other agents as well as inspectors, lenders, appraisers, etc. These agents “get” what its like to live in Boulder County and know the in’s and out’s of each community.

But why is that important, really?

Important case in point: Recently a lovely Louisville home was listed by an agent from South Denver.  (I’m not going to show this listing out of respect for the seller)

Strike 1:  One MLS is good enough, right?

The South Denver agent listed the Louisville home for sale only on MetroList which covers Denver and surrounding suburbs. An experienced local Realtor knows it takes two MLS’s to successfully operate in Boulder County and would know to also list the home on the IRES MLS which covers Boulder County and areas north and west.

Even though there is some geographic overlap in the two MLS’s, its an important distinction because the vast majority of business in our area is transacted via the IRES MLS and that out-of-town agent was ignoring a huge buyer demographic for his seller.

July 4th Fun in Boulder County

July 4th Celebrations in Boulder CountyJuly 4th is one of our favorite holidays.  Its peak summertime, lots of BBQ, family and friends and of course, fireworks!  What’s not to love?

There are lots of fun July 4th choices in Boulder County so read through the list and pick something fun to do.


We’ll start with Louisville because I have been planning Louisville’s July 4th Celebration for six years now and Jeff is my number #1 volunteer!  Come by the Golf Course and look us up.  We’ll be there!

The City of Louisville is hosting their annual July 4th Celebration at the Coal Creek Golf Course, 585 W. Dillon Road on Thursday July 4th starting at 6:00 p.m.

Festivities include:

Free face painting, free balloon animals and free hennas, food booths, including United Methodist Church’s favorite hamburgers and corn, jumpy castles, bungie trampoline and more.  The Boulder Concert Band will perform their patriot music beginning at 7:15 p.m. and will play until the fireworks start at approximately 9:30 p.m. There is no parking at golf course but free shuttles will run continuously starting at 6:00 p.m. from the Louisville Rec Center and Home Depot.  For more details visit

In Superior, CO Location Can Make or Break the Deal

While out with home buyers this weekend we found a beautifully updated, contemporary home exactly in their price range.   At first we all got excited as it had “the kitchen”  with a center island, granite counters and stainless appliances and the hardwood floors were gleaming throughout the open floor plan.

It was a gem for sure.

Excitedly we  stepped out onto the deck to admire the advertised mountain views and that’s when we saw it.  The fence line of this tiny backyard came face to face with the backside of a storage lot full of old campers, rusty machinery and an old school bus.  Once you looked over the top all the rusty metal, the dilapidated mobile home and the neglected buildings  you could indeed see the mountains.  But the mountain view could not hold your eye as it was the wreckage just over the little fence that held your attention. What Does “Average Days to Contract” Mean?

Superior Homes Average 6 Days to Under ContractRealtors and news reporters often talk about the average number of days to contract as if everyone knows what it means.  This statistic is a great indicator of how the real estate market is moving and since its been mentioned in the news lately I thought I’d take a minute and explain it to you here.

The Average Days to Contract statistic tells us how fast or slow homes are selling.  It tracks the actual number of calendar days from the moment a home is listed for sale on the MLS (Multiple Listing Service) to the day the contract negotiation is finalized and both buyer and seller have signed the contract.

This statistic is a great one to watch because its clean and simple.  It only tracks how long it takes for a house to “go under contract”.  The shorter the number of days the faster the market is moving. Read the rest of this entry »

What $800,000-$900,000 buys you in Superior,CO

1031 Torrey Peak DrivePreviewing homes is something I do for my buyers, especially when they are coming from out of state.  This particular family is moving back to the area after being gone for a few years.  They are elated  to be “coming back home” and I’m excited to help them.

First on the agenda is to preview the available homes in their price range in Superior.  These are all lovely, executive homes with top-of-the-line finishes and ample square footage for families, entertaining, hobbies and home offices.  High ceilings, granite counters, media rooms and 5-7 bedrooms all were included.  The master bedrooms were spacious retreats with 3-sided fireplaces, reading areas, luxurious bathrooms and mountain views.
