Want Amazing Mountain Views? [PHOTOS]

Imagine relaxing on your back deck watching the summer sun set behind the Flatirons.  Pretty great, right?  Or how about waking up in your warm bed and looking out the window to see the sunrise touching the top of Longs Peak.

These kind of dreams can be a reality when you live in East Boulder County.

Whenever buyers give us a list of “must haves” and “wants” for their new home the words “Mountain View”  inevitably  show up on one of those lists.  And why not? Enjoying the Front Range and the Rockies are one of the top reasons we all want to live in Boulder County.  So it makes perfect sense that we enjoy  taking in the mountain views from our home.

We did a little snooping around to find the best views available for sale today in the $725,000-$775,000 price range and found these three beauties for you to check out.  One each in Superior, Lafayette and Louisville and each less than one week on the market.  If you’d like to tour one or all of these homes give Jeff a call at 303-579-1617 for your private showing.

UPDATE: Buyers Advice in an Escalating Market

742 Wildrose Way, LouisvilleAs promised we have an update for you on the escalating seller’s market in Louisville.  Buyers have been flocking to listings in Louisville and if the homes are reasonably well cared for and priced right sellers can probably expect multiple offers, most with escalation clauses, within a few days of going live on the market.  We posted about several of these properties last month and two have competed the sales process so the closing price is now public information that we can share with you.

742 Wildrose Way

Jeff showed this home to our clients only hours after it went live on the MLS.  The number of buyers and agents in the house while we were there made it look like some kind of party was about to start.  Our buyers really like this home and Jeff wrote an offer to buy and included an escalation clause, with their financial limit carefully factored into the offer.  Jeff’s prediction was the house would sell for $20,000-$25,000 over asking price.  You can read the full blog post here. Sellers signed a contract after only 3 days with a closing price of $530,000 based on a $509,000 asking price  That is a $21,000 escalation over asking price. Read the rest of this entry »

Alfalfas Market is Coming to Louisville

Alfalfas Market is coming to LouisvilleLast night at the Louisville City Council meeting developer Jim Loftus was given the thumbs up for his redevelopment plans of the old Safeway space on South Boulder Road.

The community is most excited about the 28,000 square-foot Alfalfa’s Market with a 1,000 square-foot community room.  You might remember that neighbors living near and around the old Safeway plaza banded together to create a grass-roots marketing campaign mailing hundreds of alfalfa seed packets to Alfalfa’s headquarters asking them to “plant” a new store in Louisville and specifically in the old Safeway.  Their creativity and persistence paid off last night when City Council voted unanimously to approve the redevelopment plans which will bring Alfalfa’s to Louisville.

In addition to Alfalfa’s Market there will be an 8,000 square-foot retail building and a 111-unit apartment complex with above-ground and underground parking. The biggest changes Read the rest of this entry »

Price Per Square Foot is Climbing

Louisville is seeing the price per square foot climbing for homes listed on the market now that summer is almost here.  It’s an important indicator that I track and its vital for both buyers and sellers to know and understand before stepping into negotiations.

I’m always tracking details like this for my clients and today I found an interesting new listing that I’ll share with you.

853 W. Linden is in the Hillsborough West subdivision of Louisville and is a bi-level floor plan found throughout this side of town.  This home has been nicely updated and remodeled to give an open, bright floor plan and is within easy walking distance of Coal Creek Elementary.  With an asking price of $399,900 however, it will set the record for this 1850 square foot bi-level foot floor plan if it sells for list price. Buyers Advice in an Escalating Market

742 Wildrose Way Louisville COBuyers are flocking to brand new listings in Louisville.  Yesterday I showed this home at 742 Wildrose Way after it had been on the MLS for only a few hours.  By evening the sellers had multiple contracts to consider – my client’s included.

This home was in terrific shape, it had been well cared for, nicely staged, and in the popular Centennial neighborhood of Louisville.  Its an easy walk to Coal Creek Elementary School and Louisville’s Rec Center.  Harper Lake and Davidson Mesa Open Space are only a few short blocks away.

The kitchen had stainless appliances and slab granite.  The hardwood floors were gleaming and the main floor family room opened out onto a big deck and yard.  It was no wonder there were so many buyers looking at this home.

Writing contracts in these high demand conditions takes Read the rest of this entry »

What Does “Average Days to Contract” Mean?

Superior Homes Average 6 Days to Under ContractRealtors and news reporters often talk about the average number of days to contract as if everyone knows what it means.  This statistic is a great indicator of how the real estate market is moving and since its been mentioned in the news lately I thought I’d take a minute and explain it to you here.

The Average Days to Contract statistic tells us how fast or slow homes are selling.  It tracks the actual number of calendar days from the moment a home is listed for sale on the MLS (Multiple Listing Service) to the day the contract negotiation is finalized and both buyer and seller have signed the contract.

This statistic is a great one to watch because its clean and simple.  It only tracks how long it takes for a house to “go under contract”.  The shorter the number of days the faster the market is moving. Read the rest of this entry »
