5 Tips to Make Your Home Sell Faster

Here’s a good one on how to make your home sell faster.

Q:  What steps can I take to make my home sell faster?

A:  There are many steps you can take to shorten the length of time it takes to sell your house plus help it sell for its greatest value possible.  Many sellers make a common mistake:  they don’t see their home though the eyes of a potential buyer.

Here are a few helpful tips for you to remember:

1.  First, make your home available for showings.  You probably think this sounds obvious, but you’d be surprised how many times I can’t get access to a house to show buyers.  Be flexible and allow a two hour showing window.  Buyers often run late as they consider the biggest purchase of their life.  Squeezing showings into a one-hour window because its convenient for you can sometimes mean your house will have to be skipped.  Be ready every day for showings.  Leave the house in the morning with the beds made and the breakfast dishes put away.  Buyers are ready to go when they are ready to go and you may lose out if you make them wait a day so you can pick up piles of dirty clothes when you get home from work.  I’ve had buyers discover they love a different house today and no longer need to see that house tomorrow.

2.  First impressions are lasting impressions. Drive up to our home like a prospective buyer would.  What does your home and yard look like from the curb?  Is the paint fresh?  The trees and shrubs trimmed?  Is the yard trimmed and green? As you walk up to the front door does the entry way feel welcoming?  Is the welcome mat plush and fresh? Does the door bell work?  Keep the porch light turned on.

3.  Clutter!  You have to eliminate clutter.  The way you live in a house and the way you show a house are two completely different things. Eliminate the knick-knacks,  remove personal photographs, take down religious items, pack away personal collections, remove half of the clothes in your closets.  You home may feel bare to you now, but to a prospective buyer it will feel full of potential and they will be able to visualize their own belongings in the house.

4.  You bought your home because of the lifestyle it would give you.  The next buyer will be thinking the same way.  They want a home not a house.  So highlight the special features that you love.  Create a focal point around the fireplace, showcase the gourmet kitchen, fluff out the master bathroom, polish the windows to highlight the view of the yard.  Make sure everything is light, polished, and bright.

5.  Fix known problems ahead of time.  Root out any problems, get them repaired and give your home a “clean bill of health” to speed up the sale.  If you need an objective eye on what areas may need improving, repairing or refreshing I’m happy to give you my opinion based on the current buyers and market trends here in Boulder County.
