Buyers Advice in an Escalating Market

742 Wildrose Way Louisville COBuyers are flocking to brand new listings in Louisville.  Yesterday I showed this home at 742 Wildrose Way after it had been on the MLS for only a few hours.  By evening the sellers had multiple contracts to consider – my client’s included.

This home was in terrific shape, it had been well cared for, nicely staged, and in the popular Centennial neighborhood of Louisville.  Its an easy walk to Coal Creek Elementary School and Louisville’s Rec Center.  Harper Lake and Davidson Mesa Open Space are only a few short blocks away.

The kitchen had stainless appliances and slab granite.  The hardwood floors were gleaming and the main floor family room opened out onto a big deck and yard.  It was no wonder there were so many buyers looking at this home.

Writing contracts in these high demand conditions takes special care, insight and negotiation expertise. I always advise my clients going into an offer situation like this to decide on their financial limits and purchase strategy before submitting an offer because once the negotiation give and take begins its very easy for emotions to take over.  Escalation clauses are critical right now in an offer-to-buy so I take great care to make sure my clients know their “walk-away” dollar amount. Making this kind of plan together before submitting an offer gives me solid footing to negotiate the best contract on my client’s behalf.

In the case of this home our ‘walk-away” dollar amount was exceeded so my clients will continue to look.  Its a tough pill to swallow in the moment but financially smart in the long run.  I predict this home’s final sales price will be $20,000-$25,000 above asking price.
